Houston-Area Developer Announces 256-Acre Master Planned Development to Support Growing Submarket

The Signorelli Company has announced plans to develop a master-planned community featuring nearly 1,000 homes and a new elementary school in Conroe, TX. The Houston-area developer, known for vision and creativity in designing communities where families can live, work, shop and play, acquired the expansive land tract near Lone Star Executive Airport in Montgomery County and expects to break ground later this year.

The development, which will span 256 acres, is planned to include approximately 840 new single-family homes on 40-, 45- and 50-foot-wide homesites. As part of The Signorelli Company’s commitment to enhancing quality of life in its communities, the plan also dedicates over 45 acres of preserved green space, lakes and recreational amenities, as well as a dedicated Conroe Independent School District elementary school site to accommodate the submarket’s continued growth.

Situated on a prime tract of land off Airport Road in Conroe, the residential development offers quick proximity to the I-45 and Loop 336 transit corridors and is just minutes from Lake Conroe and The Woodlands. Students are zoned to the rapidly growing Conroe ISD, with the elementary school located within the community expected to open in fall 2024.  The district is currently accepting naming submissions on its website.

According to Dewese, groundbreaking for the development is slated for the third quarter of this year, with the first phase of homes expected to be available in late 2023. The community’s name, imagery, homebuilders, and price ranges are currently being assessed and will be provided by The Signorelli Company later this year.
